Average price was $391
Average price per square foot was $404
Average discount to the asking price was 4.75%
Average time on market was 88 days
The most expensive property was MLS number 90005676 at 15 Warren Street. The unit is described as “the largest size triplex in the Pier House” and it boasts 1650 square feet divided among two bedrooms three baths and a family room.

Hoboken Apartments Sold February 2010

This is the Hudson County MLS (Hudson County Multiple Listing Service) list of Condo and Co-ops sold in Hoboken in the month of February 2010.

February sales were very strong n Hoboken in February with 40 units being purchased even though this is a short 28 days month,

The average selling price was $514,200

The average discount to the asking price was 4.25%

The average price per square foot was $466.42

The average days on the market was just over 100 days but that was mostly due to two listings 80003525 and 80003515 which were on the market for 623 and 672 day respectively.
Except for those two properties the average time on market for Hoboken dropped to about 70 day in February down from, 76 days in January.
The most expensive property was MLS number 80003513 a stunning 2 bedroom, 2.5 baths unit at Garden Street Lofts that commanded a strong $606.74 dollars per square foot , about 25% higher than the average. There are seven more units for sale there including and incredible duplex penthouse selling for $2.3 million so give me a call and we’ll go see them together .

January Housing Starts Reach A Six Month Record

On Wednesday’s Commerce Department reported that housing starts in January rose 2.8 percent to a seasonally adjusted annual rate of 591,000.
NEW RESIDENTIAL CONSTRUCTION IN JANUARY 2010
The U.S. Census Bureau and the Department of Housing and Urban Development jointly announced the following new residential
construction statistics for January 2010:
BUILDING PERMITS
Privately-owned housing units authorized by building permits in January were at a seasonally adjusted annual rate of 621,000. This is
4.9 percent (±2.2%) below the revised December rate of 653,000, but is 16.9 percent (±4.0%) above the January 2009 estimate of
531,000.
Single-family authorizations in January were at a rate of 507,000; this is 0.4 percent (±1.2%)* above the revised December figure of
505,000. Authorizations of units in building with five units or more were at a rate of 96,000 in January.
HOUSING STARTS
Privately-owned housing starts in January were at a seasonally adjusted annual rate of 591,000. This is 2.8 percent (±11.5%)* above
the revised December estimate of 575,000 and is 21.1 percent (±12.3%) above the January 2009 rate of 488,000.
Single-family housing starts in January were at a rate of 484,000; this is 1.5 percent (±11.3%)* above the revised December figure of
477,000. The January rate for units in buildings with five units or more was 100,000.
HOUSING COMPLETIONS
Privately-owned housing completions in January were at a seasonally adjusted annual rate of 659,000. This is 12.4 percent (±7.8%)
below the revised December estimate of 752,000 and is 15.3 percent (±10.5%) below the January 2009 rate of 778,000.
Single-family housing completions in January were at a rate of 427,000; this is 12.9 percent (±7.1%) below the revised December rate
of 490,000. The January rate for units in buildings with five units or more was 215,000.
New Residential Construction data for February 2010 will be released on Tuesday, March 16, 2010,
