“Midtown leads North America in office occupancy costs, at $66.59 per square foot, according to data released this week by CB Richard Ellis Group, which tracked occupancy costs for prime office space in 175 cities around the globe.
While office occupancy costs in Midtown are high for North America, that market ranked just 26th globally. North American markets, for the most part, have not seen occupancy costs begin to recover yet. New York, the largest office market in the U.S.,
saw occupancy costs decline by 7.6 percent Downtown and 4.5 percent in Midtown.
In fact, midtown’s average office occupancy cost of $66.59 per square foot was not just far behind the Top 3 cities—London’s West End, Hong Kong, and Tokyo, which all boasted costs exceeding $150 per square foot, according to CBRE Global Research and Consulting’s semi-annual Global Office Rents survey. Midtown is also a cheaper place to do business than less obvious places like Luxembourg City, Stockholm and Edinburgh. Washington D.C., the only other American city to crack the 50 most expensive locales, had a $53.03-per-square-foot office occupancy cost.
“The other places you see as more expensive have more centralized economies and office markets,” said Raymond Torto, the company’s global chief economist. “Midtown has competition, with downtown and the suburbs as alternatives if prices get too high.”” Source Crainesnewyork.com

Seven of the dirtiest cities in the U.S. are in California, where voters rejected Prop 23 earlier this month, which would have temporarily suspended emission-reduction requirements.
The American Lung Association, which compiled the list of dirty cities, said the 20 million residents in these areas are at increased risk of asthma and chronic bronchitis.
Businesses, which supported Prop 23, say tougher emission-reduction demands will push industry out of the state. But supporters argue that green industry will replace dirty industry when it goes.
The 10 dirtiest cities are:
1. Bakersfield, Calif.
2. Los Angeles
3. Fresno, Calif.
4. Visalia, Calif.
5. Hanford, Calif.
6. Phoenix
7. Birmingham, Ala.
8. Modesto, Calif.
9. Sacramento
10. Pittsburgh

Hanley-Wood’s ProSalesOnline.com identifies seven trends that the magazine’s editors believe will have the biggest impact on housing in 2011.
1. Big builders are wringing the extras out of construction costs and dropping the national average cost-to-build 36 percent to $52 per square foot.
2. Starting in 2011, Energy Star will ramp up its efficient design and quality installation standards. To get Energy Star certification, builders will have to install the right insulation, HVAC systems, and other features related to energy efficiency correctly every time.
3. Sheds are the next evolution. As homes get smaller, a separate shed will become a popular home addition.
4. There are 81 million “Echo Boomers” who were born from 1981 to 1999, compared to just 78 million Baby Boomers born from 1946 to 1964. These children and grandchildren of Boomers will drive home-building for years.
5. By 2015, demographers say, more than two out of every five households occupied by Generation Y people born between 1981 and 1999 will be WINKs (women with incomes and no kids).
6. Make room for the “Sandwich Generation” – Baby Boomers living with both their kids and their parents. These families like having two master suites, a second cooking area, and lots of storage.
7. Baby Boomers want to keep working and continue to live where they have always lived. They want a first-floor master bedroom near the washer and dryer and lots of convenient storage.
